HomeMy WebLinkAboutCODE-000261-2022 2022-06-17 NOV Notice to Correct Code Violation(s)/Notice of Violation (Courtesy Warning Prior to Issuance of Administrative Citation) June 17, 2022 Laurel Creek LP 505 Bath Street Santa Barbara, CA 93101 SUBJECT ADDRESS: 1150 Laurel Lane #130, San Luis Obispo, CA 93401 APN: 004-962-034 Code Case #: CODE-261-2022 Dear Property Owner, On May 27, 2022, City of San Luis Obispo Community Development Department staff noted the following violations of the San Luis Obispo Municipal Code or other relevant codes at the above listed address: 1. Permit Required (SLOMC 15.02.010, California Building Code 105.1) “Any owner or owner’s authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the building official and obtain the required permit.” Unpermitted electrical was discovered at an unpermitted electric sign at the walkway to the business. Electricity was tapped from a nearby light pole. Unpermitted electrical heaters have been added. Plans shall be submitted, and a permit obtained for all electrical modifications. 2. Extension Cords (SLOMC 15.02.010, California Fire Code 605.5) “Extension cords and flexible cords shall not be a substitute for permanent wiring. Extension cords and flexible cords shall not be affixed to structures, extended through walls, ceilings or floors, or under doors or floor coverings, nor shall such cords be subject to environmental damage or physical impact. Extension cords shall only be used with portable appliances.” Extension cords are being ran on the ground and exposed to environmental impacts. Extension cords shall be removed. If a permanent wiring situation is needed, submit necessary permit application(s). 3. Exit Width (SLOMC 15.02.010, California Building Code 11B 403.5.1[3]) “Except as provided in Sections 11B-403.5.2 and 11B-403.5.3, the clear width of walking surfaces shall be 36 inches (914 mm) minimum.” A sitting area consisting of barrels, barstools and a tabletop are blocking the required path. At the time of inspection, there was only a 33” clearance. The items shall be moved or removed to allow a continuous path with 36 inches of clear walking width. ALL REQUIRED WORK MUST BE COMPLETED WITHIN 90 DAYS OF PERMIT ISSUANCE. We request that you voluntarily take action to correct the above noted violation(s) no later than July 17, 2022. These violations constitute a public nuisance and must be abated. Failure to correct the violation(s) by the specified date will result in the issuance of an Administrative Citation requiring paymen t of FINES in accordance with SLOMC Chapter 1.24. For Municipal Code violations that remain uncorrected after issuance of an Administrative Citation, the City may seek enforcement by other civil or criminal remedies. Any person having a title interest in the property may request a Director’s review of this Notice by completing the enclosed Request for Director’s Review Form and submitting it to the Community Development Department via email at code@slocity.org or to 919 Palm Street, San Luis Obispo, CA 93401, within five (5) days of the date of this Notice. This Notice shall be deemed final unless you timely file a Request for Director’s Review.
