The requirements specified herein shall be binding on the parties hereto and their heirs, successors and assigns. This information is recorded simultaneously with the final or parcel map and is for informational purposes, describing conditions as of the date of filing, and is not intended to affect record title interest pursuant to Section 66434.2 (a) of the California Government Code (SUBDIVISION MAP ACT). The requirements are as follows: Park in -lieu fees shall be paid for any future residential units constructed on the lots within Parcel Map SLID 19-01 14. The fee shall be based on the rate in effect for subdivided parcels at the time of payment. 2. The flag lots (Lot) are designated as a "sensitive sites". This status ensures that future site development will respect existing site constraints, privacy of occupants and neighbors of the of the project, and be compatible with the scale and character of the surrounding neighborhood. Prior to submittal of a building permit application, development of the flag lot shall require architectural review, in accordance with Municipal Code Section 2.48. 3. Unless otherwise allowed for deferral by the Community Development Director, separate Utilities, including water, sewer, gas, electricity, telephone, and cable TV shall be served to each parcel to the satisfaction of the City and serving utility companies. A private sewer main may be proposed to the satisfaction of the Building Official, Utilities Engineer, and Public Works Director. Wire utilities to new/future structures shall be underground. 4.
