I appreciate all that information and will be interested in being informed as the process
continues.
That same property attempted to put something like 700 new units (if my memory serves me
correctly) on that property a few years ago. The developer received very negative feedback
from the Planning Commission on the original proposal and ended up withdrawing the
proposal. Another proposal being submitted was expected.
Just for your information, that property is somewhat locked in. The bike trail and railroad tracks
are directly behind the property. The adjoining side properties are privately owned--with one
being a small housing development with an HOA. It's my understanding that the HOA owns the
street that borders the Laurel Creek property. The other side is low-density
commercial property.
Given that situation, there's really only one way out of the property and that is on Laurel. There
is a safety issue related to the ability of residents, employees, and customers to safely evacuate
the development in an emergency.
Additionally, there is the extra traffic load that would impact Laurel Lane. Laurel Lane was
reduced from 4 lanes to 2 lanes a few years ago resulting in increased density and
vehicles backing up on the road--especially near the intersection of Orcutt and Laurel. The
traffic load will continue to grow as the Righetti Hill developments build out to capacity. It's my
understanding that the K-6 grade children from Righetti Hill will attend Sinsheimer School, which
is just off Laurel Lane.
Complicating the safety issues in that area are very narrow sidewalks due to signs, utilities, etc.
being on the sidewalks--especially on one side of the road near to the Laurel Creek
property. Children walking to school and other pedestrians experience safety concerns because
the sidewalks are not totally available. I speak from experience. I personally won't walk in that
area anymore because of the lack of safe walking space and vehicle speeds--especially vehicles
turning right on Orcutt from Laurel.
I'm not opposed to development on that property, but I'm opposed to overdevelopment because
of the safety issues and the impact on Laurel Lane.
