HomeMy WebLinkAboutARCH-0505-2019 Complete Letter August 23, 2019 Sent via Email Thom Jess Arris Studio Architects 1327 Archer Street, Suite 220 San Luis Obispo, CA 93401 Subject: Completeness Review #1: ARCH-0505-2019 (1150 Laurel Lane): Review of an exterior façade remodel to an existing warehouse building, the remodel consists of the removal of existing fabric awnings, the addition of rainscreen panels and metal awnings along the entries, and new paint throughout. Dear Thom Jess: Thank you for the July 29, 2019 submittal for the Laurel Creek Façade Remodel project. We have reviewed your application and found it to be complete. Preliminary review of your project indicates that it may be exempt from CEQA. We will immediately begin review of your pr oject to determine whether it is subject to environmental review under the California Environmental Quality Act (CEQA). We will also begin an evaluation of the proposed project’s consistency with applicable State and City regulations and conduct a more detailed analysis of its environmental impacts as necessary. Please review the description carefully. If you believe the project description is incorrect or does not include components that you intend to include as part of the project, please contact us immediately. We reserve the right to request additional information to clarify any changes or additions that are made to the project description in response to this letter, as our completeness determination is based upon the material provided with your application. Based on our preliminary review of your application, we offer the following advisory statements which may directly affect the staff recommendation, comments that are not adequately addressed may become conditions or terms for continuance: Planning Division 1. The project plans do not identify any site improvements, if any site improvements are proposed they should be included in the application submittal for consideration. Any plans for site improvements shall comply with the Community Design Guidelines for Industrial Project Design. Utilities Department 2. Provide additional information on location of the existing fire service line feeding the building and the location of the double check valve assembly. ARCH-0505-2019 (1150 Laurel Lane) August 23, 2019 Page 2 Based on the required process steps for this project, we expect to schedule the project hearing before the Architectural Review Commission (ARC) on October 7, 2019 with a recommendation to the Director for action tentatively schedule on October 28, 2019. This tentative hearing date depends upon the course of case processing. Any delays in environmental review or required plan revisions may cause the tentative hearing date to shift. If we determine that the length of processing or hearing date will change, we will advise you accordingly. Please be aware that substantial revisions to submitted information may affect the estimate of time, cost and level of review for your project.
