On review of the proposed plans, the following comments are provided:
1. Sheet 3:
a. More distinct heavy line around exterior boundary of subdivision.
b. Dashed line for overall interior parcel outline.
c. Provide inverse calculation to confirm tie shown to SLO Control Point #8085.
2. Sheet 4:
a. Provide dimension from exterior boundary to ties shown from interior corner.
b. Review the L2 line, the length value (68.80) in the Line table does not agree with the scaled
length of approximately 160 feet. Does the L2 need revision to match the L58 through L67 on
Sheet 5?
3. Sheet 5:
a. Details needed to clarify what appear to be very short line segments at the northerly corner of
Parcel 3 and the easterly corner of Parcel 2.
b. Leader lines are the same lineweight as the parcel lines, thinner lineweight is preferable.
c. Review various line labels for their locations/dimension values. (See L1, L35, L38, L58, L97,
L43, L99, L147).
4. Sheet 6:
a. Parcel 5 Upper Level Elevation Limit in the Table does not agree with Section A.

notes and scribbles.

On review of the proposed plans, the following comments are provided:
1. Previously approved entitlements allowed for the construction of 100 residential units in the project
building. As of current, permits have either been issued or are under review for the phased construction
of 75 residential units.
Please confirm if the applicant is pursuing construction of the remaining 25 residential units.
2. Clarify if the design of this final map accounts for 75 or 100 residential units.
3. Clarify if utility installations included in the scope of issued building permit, BLDG-1885-2020,
accounted for the project at full buildout.
4. It is noted there are slight differences for proposed Parcels 2, 3, and 4 between the approved tentative map
and this final map. Please confirm if Parcels 2 and 3 are intended for the residential units and if Parcel 4
is intended for the commercial space.
5. Please clarify the viewpoints of Sections B and E on the final map (Sheet 6).

Life of Tentative Map
Vesting Tentative Tract Map approved on – 6/28/21 (please confirm)
No further processing of final map is allowed after tentative map expires. Submit a request for extension to
Planning prior to expiration date, if final map is not ready by then. “Ready” means all fees and bonds paid,
including tax bond, and all agreements and map signed and in City’s hands. The only thing that can be done
after expiration would be Council action and signatures on City’s end. If it needs to go back to developer for
any reason, then a new tentative map would be required.
