Subject: Incomplete Letter #1 – SBDV-0188-2022 (1150 & 1160 Laurel Lane, APN 004-962-
034 & -035): Proposed lot line adjustment (LLA) between two parcels.
Dear Chuck Braff and Cristi Fry:
Thank you for the March 30, 2022 submittal for the subject project. We have reviewed your application and
found it to be incomplete. We will be unable to process your application until additional information and/or
revisions have been submitted to the satisfaction of the Community Development Director. Preliminary
review is necessary to ensure that staff has adequate information to evaluate your project and identify any
conflicts with City standards or guidelines. The purpose of this letter is t o provide you with a list of items
that need to be addressed prior to taking action on your project.
Preliminary review indicates that your application will remain in an incomplete status until the
following information and/or revisions are submitted:

on plans.
Department comments/completeness items:

1. Since there is already an approved airspace map (SBDV-0143-2021) for the property, clarify
the proposed order of recordation for this LLA and the airspace map under the “project
description/existing and proposed land use” section (Sheet 1).
2. To demonstrate that the two affected parcels will comply with standards provided in the table
labeled “zoning requirements,” please also include the proposed lot area, lot coverage,
dimensions, density, etc. for each parcel (Sheet 1).

3. This LLA proposal appears to be in general conformance with the previous airspace
subdivision entitlement per Tentative Parcel Map PM SLO 21-0007 (SBDV-0143-2021).
Unless another strategy is proposed, it appears that the LLA would need to be recorded prior to
the parcel map recordation.
4. To minimize the risk to the proposed airspace subdivision, it would be prudent to include a
written summary of the proposed timing for the proposed LLA and subdivision with the goal
to establish substantial conformance with the approved tentative parcel map SLO 21-0007.
This documentation endorsing the proposed strategy would then be archived to both the LLA
and parcel map files.
5. Please include a summary exhibit for the LLA action to show the proposed final mapping and
expected change to the airspace ground lot.

6. Water services shall not cross parcel boundaries per City Municipal Code 13.04.120. Please
revise in compliance with the Code.
