RE:Tract 465
The final subdivision map and plans are aLnrost ready to come to the Council.
Prior to completing the subdivision agreement, the Council- must make a
determination as to any credit allowed the developer for land dedicated.
A conditlon of the tentative map reads as follows: ttCredit for park/open
space and l-ake determination and/or in l-ieu fees shal-L be deternined by the
City Council prior to final map approval".
The subdivision dedicates to the city approximately 1.8 acres of l-and at the
end of the two culdesacs to provide access to the 1ake. The subdivider is also
dedicating approximately 40 acres of the lake to the ciLy. According to the
City Ordinance, the required park dedication would be approximately L.3 acres.
Using the $150 per lot figure for an in lieu fee, we come up with a figure of
$11r550.00. Staff is nof considering the two Large lots along Laguna Lane
in its ca1-culations, in as much as they will be resubdivided in the future.
Attached are minutes of a Park and Recreation Commission meeting held at Laguna
High SchooJ-. The Cornmission recommended in No. 2 that the developer be gl-ven
favorable credit, but did not define what that should be.
RECOMMENDATION: .It is recornrnended that the Council make a determination as
to what credit the developer should be given for the land dedicat
the park land dedication fee shoul-d be.
