Hi Kevin,
Thanks for sending these over. I checked with Matt L. and these are not tied to any specific Council action. We
are working on approvals for this project’s plans and these offers of dedication were required as part of that
process. We will save copies to our files. I have included Phil, who has been the lead reviewer for these plans
to date.
@Dowty, Philip were you expecting CoVelop to record these offers? Or were we requesting review/approval of
them prior to recordation. Also, these are just offers not the accepted easements (from my read). When will the
City be formally accepting these dedications?
@LaFreniere, Matt can you please save these files to the project folder and EPL cases?

(McMillan Avenue and Morrison Street)
FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
GOM Properties, LLC, a Michigan limited liability company and Covelop Holdings,LLC, a
California limited liability company, hereinafter referred to as OFFEROR, hereby OFFERS to the
City of San Luis Obispo, a Municipal Corporation and charter City, as OFFEREE, an irrevocable
easement for public utility pu{poses, for public use and the benefit of the public utility companies,
and for street frees purposes upon, over, under and across a portion ofcertain property described as
a portion of Lot I 1 of the Map of the Orcutt-Subdivision, according to the map filed in Book 1 , page
19 of Licensed Surveys in the Office of the County Recorder ofthe City of San Luis Obispo, County
of San Luis Obispo, State of California. Said irrevocable easement offer is described as follows:

Public Utility & Street Tree Easement
That real property in the County of San Luis Obispo, State of California being a
portion of Lot 11 of the Map of the Orcutt-Subdivision, according to the map
recorded June22,1894 in Book 1 of Licensed Surveys, Page 19, in the Office of
the County Recorder of said County;
A ten (10) foot wide strip of land lying noftherly and easterly of the following
described line:
Commencing at the intersection of the centerline of McMillan Avenue and
Morrison Street, as evidenced by a brass pin in monument well as shown on that
ceftain Record of Suruey filed in Book t29 of Licensed Surueys at page 9, in the
office of the County Recorder of said County; thence along the centerline of
McMillan Avenue North, 248.L6 feet to the beginning of a non-tangent curue
concave westerly, having a radius of 41.00 feet, a radial line to said curue bears
North, said point being the True Point of Beginning; thence leaving said
centerline
1. Easterly and southerly along said curue through a central angle of
134016'15", an arc distance of 96.08 feet to the beginning of a tangent
reverse curue concave southeasterly having a radius of 40.00 feet;
thence
2. Southerly along said curue through a central angle of 44oI6'L5", an arc
distance of 30.91 feet to a line that is eighteen (18) feet easterly of
and parallel with said centerline of McMillan Avenue; thence along said
