I was asked to .f'i· 1d out the Items and Amounts of Compensationthatisincludedinthe "Master-meter/sub-meter Discount" granted by the
Utility Companies to the Park Manage:ner.t, in a master-meter community • .
As you may suspect this in.formation is "quasi-proprietary" and is
difficult to nail do m precisely in the volumes of work papers that are
submitted. However, my "insider contacts" are getting this information.
As a matter of record, these are the key items that are includedindiscountctlculations.
Initial Oosts/Engineering/Loans
Other types of Construction Costs

Property Taxes
Repairs andMaintenanceInterestforDebts

Depreciation of Equipment
Rates of Return \Averages about 1o,&)

All of the e Items should be considered in the "Rental .Amouns" torthehomeovmers -the parks are being generousl r compensated already•.
It is important that the park ma.age ent is being compensated on
the same basis as though the "prevailing utility company wassuprylyingandmaintainingthepark's utility distribution systems andcompletingthe .i'ull billing systems
