Dear Property Owner,
On 07/01/2025, City of San Luis Obispo Community Development Department staff Observed the
following violations of the San Luis Obispo Municipal Code or other relevant codes at the above listed
address:
1. Permit Required (SLOMC 15.02.010, California Building Code 105.1)
“Any owner or owner’s authorized agent who intends to construct, enlarge, alter, repair,
move, demolish or change the occupancy of a building or structure, or to erect, install,
enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing
system, the installation of which is regulated by this code, or to cause any such work to be
performed, shall first make application to the building official and obtain the required
permit.”
2. Electrical Equipment (SLOMC 15.02.010, International Property Maintenance Code 605.1)
“Electrical equipment, wiring and appliances shall be properly installed and maintained in
a safe and approved manner.”
3. Sidewalks and driveways (SLOMC 15.02.130, International Property Maintenance Code
302.3)
“Sidewalks, walkways, stairs, driveways, parking spaces and similar areas shall be kept in a
proper state of repair, and maintained free from hazardous conditions.”
4. Infestation (SLOMC 15.02.130, International Property Maintenance Code 309.1)
“Structures shall be kept free from insect and rodent infestation. Structures in which insects
or rodents are found shall be promptly exterminated by approved processes that will not be
injurious to human health. After pest elimination, proper precautions shall be taken to
prevent reinfestation.”
5. Interior Surfaces (SLOMC 15.02.010, International Property Maintenance Code 305.3)
“Interior surfaces, including windows and doors, shall be maintained in good, clean and
sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed
or covered. Cracked or loose plaster, decayed wood and other defective surface conditions
shall be corrected.”
6. Mechanical Appliances (SLOMC 15.02.010, International Property Maintenance Code
603.1)
“Mechanical appliances, fireplaces, solid fuel-burning appliances, cooking appliances and
water heating appliances shall be properly installed and maintained in a safe working
condition, and capable of performing the intended function.”
7. Smoke Detectors (SLOMC 15.02.010, International Property Maintenance Code
[F]704.2.1.1)
“Single or multiple station smoke alarms shall be installed in all of the following locations:
In sleeping areas, in every room in the path of the means of egress from the sleeping area
to the door leading from the sleeping unit, in each story within the sleeping unit, including
basements.”
8. Carbon Monoxide Detectors (SLOMC 15.02.010, International Property Maintenance Code
[F]705.2)
“Carbon monoxide alarms and carbon monoxide detection systems shall be maintained in
accordance with NFPA 720. Carbon monoxide alarms and carbon monoxide detectors that
become inoperable or begin producing end-of-life signals shall be replaced.”
9. Permit Required (SLOMC 15.02.010, California Plumbing Code 502.1)
“It shall be unlawful for a person to install, remove, or replace or cause to be installed,
removed, or replaced a water heater without first obtaining a permit from the Authority
Having Jurisdiction to do so.”
10. Interior Doors (SLOMC 15.02.010, International Property Maintenance Code 305.6)
“Every interior door shall fit reasonably well within its frame and shall be capable of being
opened and closed by being properly and securely attached to jambs, headers or tracks as
intended by the manufacturer of the attachment hardware.”
Corrective Action:
1. Purchase all necessary permits pertaining to any unpermitted construction.
2. Ensure that any electrical equipment, wiring and appliances are properly installed,
inspected and maintained in a safe and approved manner.
3. Repair sidewalks, walkways, stairs, driveways, parking spaces and similar areas, and
maintain them from hazardous conditions cutouts that may cause a trip hazard or
otherwise.
4. Keep the property free from insect and rodent infestation. Promptly exterminate any
infestation by approved processes that will not be injurious to human health. After pest
elimination, proper precautions shall be taken to prevent reinfestation.
5. Interior surfaces, including windows and doors, shall be maintained in good, clean and
sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed
or covered. Holes, cracks or loose plaster, decayed wood and other defective surface
conditions shall be corrected, including holes in the interior walls.
6. Mechanical appliances, fireplaces, solid fuel-burning appliances, cooking appliances and
water heating appliances shall be properly installed and maintained in a safe working
condition, and capable of performing the intended function.
7. Single or multiple station smoke alarms shall be installed in all of the following locations:

9. Obtain a permit from the City of San Luis Obispo for installing, removing, or replacing
or causing to be installed, removed, or replaced a water heater.

opened and closed by being properly and securely attached to jambs, headers or tracks
as intended by the manufacturer of the attachment hardware.
We request that you voluntarily take action to correct the above noted violation(s) no later than
08/08/2025. These violations constitute a public nuisance and must be abated. Failure to correct the
violation(s) by the specified date will result in the issuance of an Administrative Citation requiring
payment of FINES in accordance with SLOMC Chapter 1.24. For Municipal Code violations that remain
uncorrected after issuance of an Administrative Citation, the City may seek enforcement by other civil or
criminal remedies.
Any person having a title interest in the property may request a Director’s review of this Notice by
completing the enclosed Request for Director’s Review Form and submitting it to the Community
Development Department via email at code@slocity.org or to 919 Palm Street, San Luis Obispo, CA
93401, within five (5) days of the date of this Notice. This Notice shall be deemed final unless you timely
file a Request for Director’s Review.
