It was not exactly accurate as I had been working off some old information. The property has been cleaned and my client is having the rooms re-tested to verify that there is no longer any mold present. But the property is still vacant, and my client will not be putting any tenants in there until it gets a clean bill of health. I will send you the new mold test results as soon as I get them. I have looped Steve Sheats in as he will be the point of contact for this. If you would like a copy of any inspection reports or case notes please work with Steve to get those. Please find the attached list of those licensed, qualified mold testing companies that we have encountered in the past. I can’t personally endorse any of them but the reports we have received from these companies in the past have been comprehensive enough to require remediation if mold is confirmed. As discussed, if you can provide a report from a qualified mold testing company showing the presence of potentially harmful mold then we can include it in a notice for the property owner to address. We would then require the property owner to remediate the mold as recommended by the mold testing company. If we do not have a report as described above, we can still require cleanup of visible mold growth but we would only need to verify that the mold has been cleaned from the surface. Below is the Health and Safety Code section relating to mold growth that we use to evaluate whether it is a violation. SLO Municipal Code § 15.02.010, Other Code § CA Health and Safety Code 17920.3: Housing - Regulation of Buildings Used for Human Habitation - Rules and Regulations. Any building or portion thereof including any dwelling unit, guestroom or suite of rooms, or the premises on which the same is located, in which there exists any of the following listed conditions to an extent that endangers the life, limb, health, property, safety, or welfare of the public or the occupants thereof shall be deemed and hereby is declared to be a substandard building: a) Inadequate sanitation shall include, but not be limited to, the following: 13) Visible mold growth, as determined by a health officer or a code enforcement officer, as defined in Section 829.5 of the Penal Code, excluding the presence of mold that is minor and found on surfaces that can accumulate moisture as part of their properly functioning and intended use.
