The following information is provided: San Luis Obispo’s Community Number: 06310 Map Number: 06079C1064G The property is located on Panel Number: 1064 Suffix G The date of the FIRM Index: November 16, 2012 The property is located in FIRM zone: AE The above-described property is located within the Special Flood Hazard Area (SFHA) as identified on the current Flood Insurance Rate Map (FIRM). This property was developed in conjunction with the improvements for Tract 718. The final map for Tract 718 as recorded in Book 10 of Maps at Page 11 shows that the area of inundation from the 100-year storm occurs outside the boundary of all units. Furthermore, the accepted subdivision improvement record drawings on file (file #6111) with the City show that the entire building pad and all units within the subdivision are located more than 1’ above the Base Flood Elevation (BFE) of 126.4’ (NGVD29). 1237 Vista Del Lago has completed an elevation certificate confirming that the bottom finished floor elevation is 130.7 feet (NAVD88), 1.7 feet above the BFE of 129 (NAVD). We would continue to recommend to affected property owners or the representing Homeowners Association that a Letter of Map Change (LOMC) be processed to remove the properties and/or structures from the SFHA for some or all of the units within this development. 1217, 1221, 1233, and 1255 Vista Del Lago have all received Letters of Map Amendment (LOMAs) for their individual properties. These were all processed as LOMAs, not Letters of Map Revision based on Fill (LOMR-F). There are no records of fill being placed on the subject property. Please note the site conditions and compliance mentioned in this letter in lieu of fill. NOTE: This determination is based on the current Flood Insurance Rate Map for the City of San Luis Obispo. This letter does not imply that the referenced property will or will not be free from flooding or damage. A property not in a Special Flood Hazard Area may be damaged by a flood greater than that predicted on the FIRM or from a local drainage problem not shown on the map. This letter does not create liability on the part of the City, or any officer or employee thereof, for any damage that results from reliance on this determination.
