HomeMy WebLinkAbout12/15/2025 Item 4a, Roberts Roberts Properties < To:Advisory Bodies Subject:ARC 12/15/2025, item 4a. - Please deny Front Setback variance Dear ARC Commissioners, Please deny the requested Front Setback variance along Crandall Way for the development at 137 and 175 Crandall Way, ARC meeting 12/15/2025 - Agenda item 4a. At the very least, please increase the front Setback along Crandall Way for this massive apartment building to equal with the requested variance of eight (8) feet. Equal to the setback variance requested for the townhomes (8 ft) from the 10 foot setback required by code. The apartment building mass and scale has been increased beyond the code height maximum of 35 feet to 47 feet with other sections of the building at 54 feet. Putting that massive building only 2 feet from the sidewalk and street will overwhelm the neighborhood, which is single story homes across the street and next door. In conclusion, we applaud the fact that the developer is providing very low income rental housing as part of the project but the placement of this massive apartment building just 2 feet off the sidewalk is inappropriate, not necessary based on the lot size and will negatively impact the aesthetics of the whole block. Please deny the 2 foot setback variance requested for the apartment building or have it modified to equal with the townhouse setback variance. Thanks for your consideration. Matthew Roberts 1
