HomeMy WebLinkAbout12/15/2025 Item 4a, Roberts (2) Roberts Properties < To:Advisory Bodies Subject:ARC meeting 12/15/2025, item 4a. - Bedroom design changes Dear ARC Commissioners, At the ARC meeting on 12/15/2025, item 4a. - 137 and 175 Crandall Way development, the bedroom design in the apartments (Type A and Type B) are designed for easy conversion to make each bedroom into two bedroom. The same is true with the town home bedrooms on second and third floors. They designed them with two entry doors, two closets and two windows so that the rooms can easily be converted (with or without permits) in the future by adding a single wall between the two door entry and the window wall. This effectively increases the bedroom count. For instance in the town homes the bedroom count would go from a 3 bedroom to a 6 bedroom with modifications that can be done easily. Why do that? Because the owners would be able to increase the rent for each of the apartments as single bedrooms rent for more that the shared bedroom, even if you do not increase the headcount in the unit, you increase the income and value of the property. Why else would a builder that is trying to keep costs down add two entry doors to most larger bedrooms, so they can be converted easily later. If the bedroom are divided and the room is large enough to fit two beds, then the occupant doubles and the owners make more profit. In my opinion, to avoid potential future problems the bedroom design should be changed to only one entry door for each room. That makes future illegal conversions much more costly and time consuming and hopefully deters it. Do you really want 6 bedroom townhomes and 4 bedroom apartments there?
