HomeMy WebLinkAbout280 California Blvd December 12, 2025 NOV_NTC Notice to Correct Code Violation(s)/Notice of Violation (Courtesy Warning Prior to Issuance of Administrative Citation) December 12, 2025 Manda Properties LLC Hayley Townley 1110 California Blvd Suite C San Luis Obispo, CA 93401 SUBJECT ADDRESS: 280 California Blvd, San Luis Obispo, CA 93405-1405 APN: 052-072-017 Code Case #: NSS-000346-2025 Dear Property Owner, On December 11, 2025, City of San Luis Obispo Community Development Department staff noted the following violations of the San Luis Obispo Municipal Code or other relevant codes at the above listed address: 1. Waste container screening. SLOMC§ 17.76.060B: Trash Receptacles. Neighborhood preservation. B. Trash Receptacles. Trash, green waste, and recycling receptacles shall not be within the front yard (see definition of “front yard” in Section 17.158.016—F Definitions) area except as provided in Chapter 8.04 , and as stated below: Trash and garbage containers shall not be placed adjacent to the street for pickup more than twenty-four hours before pickup time, and such containers shall be removed within the twelve- hour period following pickup. Trash and recycling containers shall not be placed adjacent to the street for pickup before 5:00 p.m. or the close of business on the day preceding pickup, whichever is later. Such containers located within the C-D zone shall be removed before 10:00 a.m. following pickup. Trash, green waste, and recycling receptacles shall be completely screened from public view from the public right-of-way that abuts the front yard by a fence, landscaping, or wall that is otherwise allowed by zoning and building codes. Multi-unit residential developments that are approved for individual waste wheelers shall remove waste wheelers from the common area visible from the public right-of-way in compliance with this section. Multi-unit residential developments with shared bin service shall utilize approved enclosure locations consistent with project approvals. Corrective Action: The waste containers need to be screened from public view. Waste containers can be visible 24 hours before (6 AM Monday) pick-up day (Tuesday) and 12 hours after (6 AM Wednesday). 2. Screening of Visible Storage (SLOMC 17.76.100) A. “Parking, storage, stockpiling, or maintenance of any of the following items on private property shall be screened from any public right-of-way, except as otherwise provided in this chapter. Objects and activities will be considered “screened” when they are either not visible from a public right-of-way or behind and below a solid six-foot-high fence, wall, or hedge where such fence, wall, or hedge is otherwise permitted by zoning and building codes. 1. Furniture and Other Equipment. Furniture or other equipment, including but not limited to stuffed couches and chairs, household appliances, other household or commercial equipment, or any parts thereof. 2. Materials. Building materials, including but not limited to packing boxes, lumber, dirt piles, wood, landscape materials, or debris. Corrective Action: Any personal property, including furniture, appliances, machinery, and other equipment, that is kept or stored on private property visible to the public right of way, must be screened from public view. This includes items such as stuffed couches and chairs, as well as any parts for household or commercial equipment. Repeated violations by the same person or the same property of the same code provision within any twelve-month period may result in the issuance of an administrative citation(s) imposing additional administrative fines without a notice of violation and/or notice to correct preceding the citation. Such Administrative Citation requires payment of FINES in accordance with SLOMC Chapter 1.24. We request that you voluntarily take action to correct the above noted violation(s) no later than December 23, 2025. These violations constitute a public nuisance and must be abated. Failure to correct the violation(s) by the specified date will result in the issuance of an Administrative Citation requiring payment of FINES in accordance with SLOMC Chapter 1.24. For Municipal Code violations that remain uncorrected after issuance of an Administrative Citation, the City may seek enforcement by other civil or criminal remedies. Any person having a title interest in the property may request a Director’s review of this Notice by completing the enclosed Request for Director’s Review Form and submitting it to the Co mmunity Development Department via email at code@slocity.org or to 919 Palm Street, San Luis Obispo, CA 93401, within five (5) days of the date of this Notice. This Notice shall be deemed final unless you timely file a Request for Director’s Review.
