Dear Mr. Roberts:
The current zoning classification for the subject property is Downtown Commercial (C-D-H).
Adjacent property zoning designations:
North: Downtown Commercial (C-D-H)
South: Downtown Commercial (C-D-H)
East: Downtown Commercial (C-D-H)
West: Downtown Commercial (C-D-H)
The subject property is not part of a Planned Unit Development.
The subject property is within the Downtown Historic Overlay District.
Sections 17.42 & 17.54 of the Zoning Ordinance currently regulate the subject property.
According to the zoning ordinances and regulations for this district, table 9 in the Zoning
Regulations regulates the use of the subject property. Restaurants and retail less than 60,000
square feet, mixed use units, and live/work units are allowed in the C-D zone, retail over 60,000
requires permit approval by the Planning Commission, and a use as an office requires a
Director’s Use Permit approval.
The subject structure was developed in accordance with Current Zoning Code requirements and
is Legal Conforming to the approved site plan. If any nonconforming issues exist with respect to
current zoning requirement; the subject property would be considered legal non-conforming.
In case of casualty, in whole or in part, the structure located on the subject property may be
rebuilt in the current form. If the structure is nonconforming, it may not be rebuilt in its current
form, except upon satisfaction of certain conditions, limitations, or requirements. Please see
section 17.14 & 17.16.010 of the current zoning code/ordinance for details.
There does not appear to be any open zoning or building violations on file in our records.
The subject property was not subject to a site plan approval.
This letter is not binding on the City of San Luis Obispo with respect to any amendments to the
Zoning Regulations or General Plan, which may be adopted in the future. If you have any
