HomeMy WebLinkAbout03-06-2012 ac langley ph1February 24, 201 2 San Luis Obispo City Council AGENDA 919 Palm Street CORRESPONDENC E San Luis Obispo, CA 93401-3218 /iD ra Item#Pty \ Re : Ordinance Designating Fire Hazard Zone s Dear Council Members : The Board of Directors of the Prefumo Creek Estates Homeowners Association (a 35 unit planned developmen t located off of Prefumo Canyon Road) adamantly opposes the City of San Luis Obispo adopting the state ma p which would designate the area surrounding Prefumo Creek Estates as a Very High Fire Hazard Severity Zone . This designation will lead to large and unnecessary increases in homeowner insurance premiums as well a s reducing every owner's property value . Furthermore, the adoption of the State map has failed in other citie s citing the identical concerns . Existing City ordinances requiring adequate fire breaks and brush clearing, along with improved building code s already provides the needed protection for the homes in the areas in question . In addition the construction tha t is currently in progress on the few remaining lots already complies with the new Very High Fire Severity Zon e code 7a, without the City formally adopting the State map . The State of California's additional recommendations to officially designate the areas as a Very High Fire Hazar d Severity Zone, along with requirements for owners selling their homes to disclose this designation, serve s absolutely no purpose in providing protection from fires . The only effect approving these additiona l recommendations will have is to increase the likelihood of higher insurance rates and lower home prices for th e homeowners of Prefumo Creek Estates and the surrounding homeowners . In conclusion, let state maps be and stay state maps . The building code is a state code that already recognizes these fire zones and applies the code standards necessary without the City adopting them .
