Subject:Overlay proposal for Campus Neighborhood
Dear Council members,
I am in receipt of the Campus Neighborhood Overlay to which I am strongly opposed. If approved, my
personal residence will be condemned. Our whole neighborhood would be condemned. Cal Poly will be
the only buyer for it.
A required disclose of the sale of a property is the Seller Property Questionnaire. Paragraph 16
specifically asks about any neighborhood noise disturbances and “any past or present…issues with a
neighbor which might impact the use, development and enjoyment.” Allowing a fraternity or sorority
house in the Monterey Heights development would demean the neighborhood and diminish the property
values.
We live in a 1930’s Spanish Revival home on the contributing list of historic residences in town. It has an
arched ceiling, original door , hardwood floors, and hardware, and L.A. Claycraft tile fireplace surround.
The kitchen was featured in This Old House magazine.This property would get trashed if it became
student housing. As a local real estate broker, I’ve seen hundreds of homes turned into student housing
and trashed. It would be a travesty if we were forced out and sold for student housing.
I encourage you to prohibit organizational homes in R-1 zoning and prohibit them north of Grand Avenue
in what is known as the "Slack Tract," or Phillips subdivision. We frequently hear loud music from Hope
Street, Loomis Street, and Santa Ynez. Allowing loud music until midnight on Friday and Saturday night is
unacceptable and a taking of our quiet enjoyment of our property.
If students want a large gathering and loud music, let them rent to Vet’s Hall on Grand Avenue.
