Based on the Farmer's Insurance Guidelines, there are two major Underwritin g Rules not satisfied : 1 . •Risks presenting an unusual liability hazard . a.Adjacent to your property, neighboring property and sidewalk is avery dangerous open pit . (see attached photos) It is alarmingl y close to the sidewalk and driveway . Vehicles and pedestrian scoming and going onto the property are at risk . b.It is also an attractive nuisance . Kids might find it tempting to explore this unprotected waterway . Debris has accumulate d causing additional potential for harm .•Dwellings that do not comply with all Acceptable Maintenance & Condition Expectations (AMCE).a . Your dwelling is impeccably maintained . Farmers not only ha s expectations for your rental but also the surrounding area .You r policy could be brought into a liability situation due to the adjacen t nature of the hazardous conditions . At minimum, your tenants and the public would need to be saf efrom bodily injury . That minimum requirement has not been met . The current condition needs immediate attention . Certain standards are place dnot only to minimize any legal issues ; they are also provisions to keep th epublic in general safe from harm .
