HomeMy WebLinkAbout2nd Submittal - SLO Rep Completeness Engineering Responses210 Traffic Way Suite E Arroyo Grande, CA 93420 To: City of San Luis Obispo Engineering Division Re: SLO Rep Completeness Letter Responses The following are responses to the Completeness Review #1 for the SLO Rep Theatre project dated May 19th, 2022 that would not fit on the attached copy of the document where responses are in red. Engineering Division- Public Works/Community Development Department items- 1. A written summary of proposed changes from the entitled project are as follows- Proposed basement has been entirely removed from the plans. Exiting stairs from the new first floor exit into the common courtyard area between the parking garage and the SLO Rep building. The First Floor has been modified to move the Black Box portion of the theatre towards Nipomo St. with a new setback of 2’-0” from the Nipomo St. property line. Additional space has been added to the Green Room area of the building between the main theatre, and the black box theatre. The grasscrete loading ramp onto Monterey street has been narrowed somewhat. The entire 2nd floor offices and roof deck portions of the building have been removed. The only 2nd floor items remaining are the control rooms for both theatre spaces. The 3rd floor roof balcony has been removed. The suggestion about putting former and new plans adjacent to each other is not understood. I left several messages with Hal Hanulah about this and never received a response. How do you put full drawing sheets side by side in a submittal set? 2. Conditions of approval have been reviewed and none have been found not to apply to the revised plan. 4. Revised driveway apron for the narrowed grasscrete loading ramp has now been added to the site plan. Revised landscaping plans are now provided. Very little has changed in the frontage along Monterey street. All streetscape landscaping outside of the property lines is not part of the SLO Rep scope. Also, the hard and landscaping in the courtyard between the SLO Rep and the parking garage have never been in our scope of work.
