Subject: Rental Inspection Program
I am a landlord of property in San Luis Obispo and generally support a rental inspection program because
I believe it will improve the value and quality of life for both tenants and owner occupants. It's
unfortunate that such a program is necessary; however it's apparent that some landlords are absentee or
just unethical in their business practices.
However, I strongly encourage you to consider ways to mitigate costs for landlords who are maintaining
acceptable standards for their property. I would encourage exceptions or discounts for properties already
governed by HOA s. Owners already pay HOA dues /fees for maintenance, security, and regulation of City
and more stringent HOA rules and regulations. I would also encourage you to consider no -fee or reduced -
fee self certification periods for landlords that consistently pass inspections.
