Subject: San Luis Obispo City Rental Inspection Proposal
Dear Council Members,
As the owners of two rental properties in San Luis Obispo we would like to express our
objection to the proposal to enact mandatory inspections of rental housing. First and foremost, it
is a gross invasion of the privacy of tenants. In addition, having an "inspector" enter into private
homes to conduct yearly inspections would open the proverbial can of worms: It would place
inspectors, and in turn the City, open to possible accusations of theft or damage of personal
property, whether real or imaginary, and leave the City open to potential lawsuits.
We feel that It is the responsibility of tenants themselves either to report substandard housing or
to refuse outright to rent such housing to begin with. Alternatively, If the concern is for students
who understandably seek less expensive housing, then it is the responsibility of parents to inspect
housing before their children enter into a rental agreement. The problem of substandard housing
would diminish if any or all of these steps were taken.
We urge the Council to drop the proposal for mandatory rental inspections. Quite frankly, it is a
terrible proposal.
