May 14, 2014 PC Continuance with direction August 27, 2014 PC Approval/ Recommendation October 6, 2014 ARC Approval November 18, 2014 Council Review Vicinity Map 3 R-2-S Zone 31,479 SF site Two existing lots Currently Vacant Project Description 4 Significant project features include: 1.Vesting Tentative Map for a nine-lot Common Interest Subdivision 2.Use Permit for development of a site within the Special Considerations Overlay 3.Development of eight detached two-bedroom single-family homes 4.One designated moderate-income affordable unit (Lot 5), entitles the project to a density bonus and one concession/incentive. a.Utilizing concessions/Incentives to allow yard and creek setback reductions, tandem parking, and a density bonus for provision of on-site affordable housing 5.Site improvements including common driveway, guest parking, trash facilities, and small access bridge 6.Adoption of the Mitigated Negative Declaration Evaluation 5 R-2-S zoning district: 1.Provide housing opportunities for people who want compact residences close to commercial and public services. 2.Use Permit intended to assure compatibility of the use with the creek corridor.
