Adopt the resolution (Attachment 1) approving Vesting Tentative Tract Map
3057 and Use Permit (A 202-13) that includes a Mitigated Negative
Declaration of Environmental Impact (ER 202-13), based on findings, and
subject to conditions.

Significant project features include:
1.Vesting Tentative Map for a nine-lot Common Interest Subdivision
2.Use Permit for development of a site within the Special Considerations
Overlay
3.Development of eight detached two-bedroom single-family homes
4.One designated moderate-income affordable unit (Lot 5), entitles the
project to a density bonus and one concession/incentive.
a.Utilizing concessions/Incentives to allow yard and creek setback reductions,
tandem parking, and a density bonus for provision of on-site affordable
housing
5.Site improvements including common driveway, guest parking, trash
facilities, and small access bridge
6.Adoption of the Mitigated Negative Declaration

close to commercial and public services.
2.Use Permit intended to assure compatibility of the use with the creek
corridor.

Initial Study prepared in accordance with CEQA. Potential impact areas
include:
Air Quality: Particulate matter (dust) control associated with ground
disturbing activities.
M: Standard BMPs to prevent or reduce airborne dust.
Biological Resources: Not a biologically sensitive site. Work in and around
the riparian corridor may cause erosion or hazardous material spills.
M: Standard BMPs to prevent erosion or introduction of hazardous materials or
spoils within the creek channel.
Cultural Resources: Not a culturally sensitive site. Due to creek
reconstruction, historic material may be uncovered during grading.
M: If materials are encountered during ground disturbing activities all work to cease
and findings reported to the City.
