Dear Honorable Mayor,
I am writing in regards to Hotel Monterey. I am a resident on the creek side of San Luis Drive. I was pleased to hear the project has
been changed with no creekside balconies and enclosed some of the parking. However, I remain concerned about the large structure
and parking which is in violation of Ordinance 1130. I would like to urge the City Council to continue to follow the provisions of the
Community Design Guidelines, the Land Use guidelines, and the rules of Ordinance 1130 with respect to size and mass, openings
facing the creek, and parking. This large building is much larger than others in the neighborhood. The average number of rooms for
the lot similar size lot is about 60 rooms. Hotel Monterey is way out scale for the surrounding buildings. This violates the Community
Design Guidelines for Land Use.
I am especially concerned about the precedent that approval of Hotel Monterey's size and scale sets. Future developers could use the
Monterey to justify proposals for very large structures on larger lots like the ones currently occupied by the Peach Tree Inn or by
Daylight Gardens. I would encourage you to review the 2009 decision by the planning Commission regarding the Hyatt proposal. It
was denied in accordance to Ordinance 1130. Now, five years later, I am disappointed the commission approved the Hotel Monterey
with virtually the same size. I am bothered by this inconsistency. They approved a building almost double the size of all surrounding
buildings? What will our community look like with these kinds of inconsistent decisions? What will it look like when commissions
disregard a local ordinance designed, and approved to protect the integrity of neighborhoods? Why the change? A very wealthy
developer maybe?
In closing, I would like to again urge you to follow the provisions of the Community Design Guidelines, the Land Use
guidelines and the rules of Ordinance 1130. I am especially concerned with it setting a precedent for other buildings in our
community. I would not like to lose this special feeling we have for our neighborhood and community. I have heard many times from
tourists visiting my husband and I that they love our neighborhood and would love to live here. That will certainly change if we have
four or even higher story buildings covering the creek and surrounding area! We can't hide super - structures. This is not the area to
start building them. I appreciate your time while giving this matter your serious attention.
