Dear Mayor Marx,
The Monterey hotel is on the City Council's agenda for its February 17, 2015 meeting. Attached are petitions
concerning the project which have been signed by neighbors in the San Luis Drive Neighborhood area who are
concerned because of their proximity to the project and the implications it has for the future.
Our neighborhood has 156 households, 95% of which are owner- occupied. This petition was signed by 141
residents of the San Luis Drive neighborhood. Many of them attended some or all of the four hearings that have
been held on the subject, so they were fully knowledgeable of what they were signing. The petition encourages
you to ensure that all applicable laws and guidelines are followed before the project is cleared for approval.

West Coast Asset Management (applicant) has proposed the construction of a 102 room, four
story hotel at 1845 -65 Monterey Street, San Luis Obispo. An Administrative Use Permit was
awarded August 18, 2014, and on October 20, the SLO Architectural Review Commission
approved its design. Neighbors of the San Luis Drive area appealed both decisions.
On December 10, the City Planning Commission upheld the appeal of the Administrative Use
Permit (which the applicant then appealed). In its decision, the Planning Commission found that
the project violates Community Design Guidelines and specifically City Ordinance 1130 with
respect to size and mass, openings facing San Luis Creek and neighborhood, parking in the
setback area, and parking not buffered by the building.
On February 17, the SLO City Council will consider the appeals, both of the neighbors and of the
applicants. The neighbors want the Council to endorse the recommendations of the Planning
Commission and require the applicants to comply with all City guidelines, particularly those of
Ordinance 1130.

PETITION CONCERNING PROPOSED HOTEL AT 1845 -65 MONTEREY STREET
West Coast Asset Management (applicant) has proposed the construction of a 102 room, four
story hotel at 1845 -65 Monterey Street, San Luis Obispo. An Administrative Use Permit was
awarded August 18, 20141 and on October 20, the SLO Architectural Review Commission
approved its design. Neighbors of the San Luis Drive area appealed both decisions.
On December 10, the City Planning Commission upheld the appeal of the Administrative Use
Permit (which the applicant then appealed). In its decision, the Planning Commission found that
the project violates Community Design Guidelines and specifically City Ordinance 1130 with
respect to size and mass, openings facing San Luis Creek and neighborhood, parking in the
setback area, and parking not buffered by the building.
On February 17, the SLO City Council will consider the appeals, both of the neighbors and of the
applicants. The neighbors want the Council to endorse the recommendations of the Planning
Commission and require the applicants to comply with all City guidelines, particularly those of
Ordinance 1130.
