Please consider the following concerns regarding the proposed Monterey Hotel development: 1. Size, mass and surrounding neighborhood. The proposed design fails to conform to current planning guidelines for enhancing the existing neighborhood. A five -story structure built near the crest of Monterey Street will create an unwanted beacon — an architectural behemoth awkwardly protruding from the landscape. It will overshadow the Monday Club, the Veteran's Hall and the many quaint single story businesses along Monterey St. Moving the existing 1930's residence from this site removes some the charm of the area. The City's General Plan Land Use Element states that new buildings and structures should be subordinate to and in harmony with the surrounding landscape. 2. Property Values The development as proposed will decrease the property values of many homes in the San Luis Drive neighborhood. The hotel will loom over many backyards, negatively impacting views and privacy for many homeowners in direct conflict with article 8.3.2 of the San Luis Obispo Land Use Element regarding open space buffers. We have family members who are currently hoping to relocate to this neighborhood, yet they are resistant to purchase property here due to this impending development. 3. Noise issues. The hotel will exacerbate an existing a noise problem for a tranquil neighborhood. On many weekends throughout the year we are kept awake by the music and loud noises coming from Pappy McGregor's. This business is a terrible neighbor. The noise is amplified as it reflects off of the canyon and hillside above the neighborhood. We are forced to sleep with windows closed, earplugs in and pillows over our heads. We fear that this development will bring even more noise from car alarms, slamming doors, squealing tires, late night music, drunken guests, yelling and other disturbances. These sounds will echo throughout the neighborhood and negatively impact the health of many. (See Land Use Elements 2.2.2 and 2.2.4) Please support the residents of this community by acting on our comments and concerns. Don't allow this hotel to decrease property values, jeopardize the creek habitat, impact open space or escalate an existing noise nuisance. Please ensure that any development on this site adheres to Land Use Elements 1.7.5, 2.2.2, 2.2.4, 2.2.10, 8.3.2 and Community Goals 28, 33, 34. Thank you for serving your community.
