Subject: Opposed to the Rental Inspection Ordinance --
Madam Mayor and City Council Members
Recently members of the San Luis Obispo Board of Realtors were given a presentation on the ordinance by
Derek Johnson. Thanks to his presentation, we were given a complete overview of progress so far on this
ordinance.
His opening statements regarded education of tenants rights and responsibilities. I couldn't agree more.
Instead of this ordinance, I advise the City to partner with Cal Poly and include the California Tenants
Handbook, A Guide to Residential Tenant's and Landlords' Rights and Responsibilities for every student. This
is free publication offered by the Department of Consumer Affairs.
Repairs and habitability are a large part of tenant /landlord law in the State of California. As a realtor and
property manager, I include this booklet for anyone who rents or owns a rental property.
A pilot program of education and outreach should be the first action by the City in Cooperation with Cal Poly's
Housing Department.
Rather than react to complaints or random inspections, I advise empowering students to learn about the
current laws and requirements for rental properties. A small number of properties are in violation. These can
be identified by Tim Townley, of Comet Realty.
Do not hamper the City with additional inspectors.
