Mejia, MMC I City Clerk City of San Luis Obispo 990 Palm Street San Luis Obispo, CA 93401 tel 1 805.781.7102 - - - -- Original Message---- - From: Terry Mohan [mailto:catsdad @sbcglobal.net] Sent: Sunday, May 03, 2015 8:46 AM To: E -mail Council Website Subject: Rental Housing Inspection Ordanance After several previous anti - neighborhood decisions by this council I don't really expect this ordinance to pass as it would benefit residents over investment property business owners. While these are truly profit making businesses, many owned by corporations that generate substantial incomes for their none resident owners and are maintained and managed by professional property management companies that rarely perform maintenance on these properties to increase theirs and the owners profits, the gist of the letters from opponents feigns that they are simple mom and pop operations. If these people want to make money off the distorted housing market in SLO and profit from the business housing rentals then they should be held responsible as any other business to ensure the safety of their customer /tenants and the legitimacy of their business. That is the job of government, protect and serve the public from unscrupulous business owners. Legitimate property owner would never object to the minimal fee of $100 per year to keep their tenants safe as several of the letter writers have stated. Even the opponents of the ordinance can't decide whether the ordinance will increase or decrease the property values in the city. As far as the diversionary idea of inspecting resident occupied houses it would not only be unconstitutional, but residents owners take responsibility for their own safety whereas rental occupants have to rely on property owners for maintaining a safe property. This ordinance is way over due in a city that is over 60% investment properties and SHOULD BE PASSED! Terry Mohan 2416 Santa Clara San Luis Obispo, CA 93401
