Protect and enhance Righetti Hill, creek, wetlands and visual resources Project includes public access via a network of trails, complies with required creek setbacks, and protects natural resources. Development is limited to below the 320’ elevation. Provide a variety of park and recreation facilities Project proposes 15.16 acres of Parks including recreation fields, pocket parks, and linear parks. Develop public facilities concurrently with each phaseCompliance with this goal will be met upon submittal of the phasing plan in the project application. Incorporate bike/pedestrian amenities Project proposes bicycle and pedestrian amenities consistent with the OASP including Class I bike paths, Class II bike lanes, and natural surface trails. Protect residential units from railroad noise Project provides required setbacks/buffers.These setbacks/buffers include trails and landscaping.Provide a landscape buffer along Orcutt Road and Tank Farm Road A 20’ wide landscape buffer with meandering sidewalk has been incorporated into the Project per OASP requirements.Identify mitigation and related Environmental Impact Studies Project team is working with an environmental consultant to protect and/or mitigate environmental impacts. Goals have been abbreviated OASP Modification Requests Project strives to balance permitted density with open space requirements.R-3 has been relocated to be near neighborhood park, mixed-use, and adjacent to future similar land uses. Trailhead location has been moved to be centrally located and allowing greater accessibility. Neighborhood Park and R-1 land use have swapped to reduce infrastructure and provide more intensive land uses in closer proximity to the neighborhood park. OASP land use concept – project grading design better conforms to natural topography as compared to OASP diagrams. Slight change to OASP trail and bike path alignment to accommodate Project land use plan.
