We oppose the proposed project for 323/353 Grand Ave. for the following reasons:
• the lot sizes are significantly less than the neighborhood average
• the dwellings are significantly larger than the neighborhood average
• these will most likely be student rentals with the attendant noise and parking issues
We have heard that this project will resemble the Aurignac LeRoy Court Project. That project was a huge mistake as it
exceeded the typical density of the neighborhood and we were told it would be marketed on the basis that it would be
work force /family housing. Instead it is a housing project for Cal Poly students. Former Mayor Ken Schwartz spoke
against it and he was right on the mark. The project was purported to be "unique" to justify the density. There is nothing
unique about it and what we have instead is a totally congested student rental district and a frequent site for San Luis
Obispo's famous student parties. We do NOT need another project similar to the Aurignac Leroy Court Project.
We are seeing R1 neighborhoods rapidly being transformed into high density rental districts as developers buy up existing
homes and residential lots to build structures that will maximize rental income. We desperately need the City to support
its permanent residents.
