My family and I are 36 year residents of Monterey Heights and have witnessed the steady erosion of our neighborhood by the approval of oversized projects such as this and the lack of enforcement of statutes dealing with the number of un- related tenats allowed in homes. This project is asking for a reduction of the allowable lot size from that of the surrounding neighborhood while at the same time asking for a variance in the allowable square footage of the residences. The result is an Average Living Space to Lot Size Ratio for the project of 42% versus only 21 % for the neighborhood. A secondary result of approval would be that the neighborhood average would then be raised, lowering the bar for future projects and continuing the "density creep" that all permanent, full -time residents of the Monterey Heights and Alta Vista neighborhoods oppose. The current developers knew full well what the zoning of the neighborhood was when they acquired the property. Sadly, they have the exceptions granted on the properties at LeRoy Court and the corner of McCollum and Grand to point to as precedents for them to seek exceptions to the rules. We urge the Council to take a new and different position this time around, one that protects the current zoning and the well documented goal of "neighborhood wellness ", by denying this project as currently proposed.
