Dear Mayor Marx and Council Members:
A knowledgeable resident made this point:
We have "Minimums" for standard lot size.
A minimum by any other name is still a minimum.
That should be the Minimum
There should be no exceptions.
Period. End of discussion.

Now, I think PERHAPS an exception could be considered IF the following occurs:
*A single owner and/or builder
*A single lot
*Plans for building a single house -- compatible with the neighborhood.
But .... NOT in this case on Grand Ave., an egregious stretch from every angle:
*CONNECTED LOTS
*ALL SUBSTANDARD LOTS
*FOUR HUGE HOUSES
*NONE OF WHICH IS COMPATIBLE WITH THE NEIGHBORHOOD
So far, we have heard from TEN people:
(5 Building Commissioners: 5 Architectural Review Commissioners)
There are, on the other hand ...dozens of nearby residents and hundreds of residents in this city
who see how wrong this development would be for an already - troubled neighborhood area.
As a matter- of-fact it is good only for making money for an investor who is not required to care
about those of us it affects. It might supply fees for the City; surely they can be collected from
many other builders who can live within set standards.
I cannot speak of Staff. Many issues surface that reveal they do not know what is best for residents
and neighborhoods.
The final word will come from you, Mayor and Council Members.
This builder can be told to go back to a development that is reasonable. Namely, 3 houses on 3 lots.
You don't have to be perplexed and suggest how the applicants can tweak this or that.
The land is still there. Some of the house plans can be used.
It is clear the mistakes of the past I.e. Leroy Court and McCollum should not be revisited by allowing
a mega development with many student renters (likely 2 dozen, minimum)
Determine immediately the large developments permitted in the past are NOT precedent for current projects.
Determine these developments have been problematic and be determined to not repeat the mistake.
Be true to the residents who live here whom you represent. Trust their judgement as people who know
what is right for neighborhoods. If it doesn't match exactly with your personal opinion, would you please
consider setting that aside, knowing you are an elected official who we want to trust to vote for
issues on residents' behalf. You know the residents you are hearing from on this are trustworthy souls who
are interested in the good of others, for neighborhoods and our City. There is no ego, no power play and no
selfish gains in sight.
Will at least three of you do that for hundreds of us who care?

p.s. We all know we cannot dig ourselves out of the student rental housing mess until Cal Poly
decides it will not be negligent now and in the future as it has been in the past.
