SUBJECT: Zoning Ordinance Update: PH -1
The chart below was provided to Council member Smith in response to a request regarding
pending housing development. The chart shows housing projects that may be coming forward in
the foreseeable future. As can be expected, the largest capacity lies within the City's expansion
areas of Orcutt and Margarita Area with development anticipated to be phased over 20 -25 years,
and with the potential re- designation of the Avila Ranch that will be evaluated through the Land
Use Element update.

According to the 2010 Census, the City has 20,659 dwelling units. A 1% growth rate would
allow the addition of 206 units to the City's inventory in the next year. Over the years, the 1%
growth rate is calculated on an increasing base of housing units such that over 20 years,
approximately 4,200 units could be constructed. If all of the potential units listed above were
constructed over the next 20 years, the City's growth rate would average 0.75% /year.
