The chart shows housing projects that may be coming forward in the foreseeable future. As can be expected, the largest capacity lies within the City's expansion areas of Orcutt and Margarita Area with development anticipated to be phased over 20 -25 years, and with the potential re- designation of the Avila Ranch that will be evaluated through the Land Use Element update. SL Coastal School Property — Johnson Ave 88 Environmental review on- going; will be sold to a developer for future development, San Luis Drive 16 Individual lots for development Bowden Ranch 9 Individual lots for development ROEM (South St) - affordable 43 Project approved. Final architectural review of revised plans Dendina. City Council approval of design — 11 -1 -11; construction in 3 -5 years. Over 20 -25 years 868 for MASP minus 177 from Serra Meadows. Over 20 years. According to the 2010 Census, the City has 20,659 dwelling units. A 1% growth rate would allow the addition of 206 units to the City's inventory in the next year. Over the years, the 1% growth rate is calculated on an increasing base of housing units such that over 20 years, approximately 4,200 units could be constructed.
