AN ORDINANCE AMENDING THE OFFICIAL ZONE MAP
OF THE CITY OF SAN LUIS OBISPO.
BE IT ORDAINED by the Council of the City of San Luis Obispo as follows:
SECTION 1. That the following described portion of the City of San Luis Obispo
as shown on the Official Zone Map of the City of San Luis Obispo be reclassified as
follows. Said property is also shown on the map attached hereto marked Exhibit "A"
and incorporated herein by reference.
From District R -1 (Residential Low Density) and R -3 (Restricted Multiple Family
Residential) to District PD R -O (Planned Development - Residential - Office) real
property described as:
Parcel I: R -1 to PD R -O - That portion of Block 4 and 5 of the Deleissiguez
Tract in the City of San Luis Obispo, County of San Luis Obispo, State of�
California, described as follows: Beginnin& at a point which is the intersection
of the Northwesterly line of Ella Street and the Northwesterly line of Johnson
Avenue; thence North 36° 22' West 50.00 feet to the point of beginning and
continuing North 360 22' West 490.68 feet; thence North 530 38' West 819.00
feet; thence North 36° 53' East 145.00 feet; thence North 53° 07' East 225.00
feet; thence North 45° 42' East 284.00 feet; thence North 53° 38' East 135.00
feet; thence North 45° 42' East 50.00 feet; thence North 53° 38' East 46.00 feet;
thence North 36° 22' West 61.75 feet; thence North 530 07' East 248.74 feet; thence
North 36° 22' East 60.00 feet; thence North 530 38' East 94.00 feet to the point
of beginning.
Parcel II: R -3 to PD R -O - That portion of Blocks 1 and 3 of the Deleissiguez
Tract and Block 179 of the Loomis Addition to the City of San Luis Obispo,
County of San Luis Obispo, State of California, described as follows: Beginning
at a point which is the intersection of the Southerly line of Breck Street and
the Northwesterly line of Johnson Ave. a distance of 2 50. 00 feet along a line
which is North 50" 48' East to the true point of beginning; thence along that
same line 117.00 feet; thence North 43° 49' West 408.00 feet; thence in a
Southerly direction along the Southeasterly right -of -way line of the Southern
Pacific Railroad to its intersection with the Northwesterly line of Church Street;
thence North 530 07' East 173.8 feet; thence North 300 53' East 205.00 feet;
thence North 53° 38' 952.00 feet; thence North 36° 22' West 141.20 feet; thence
North 500 48' West 150.00 feet; thence North 50° 48' West 100.00 feet; thence
North 36° 22' West 150.00 feet to the true point of beginning.
General Location:
South side of Johnson Ave. between the Southern Pacific Railroad right -of -way
and Ella Street.
Approval shall be subject to the following conditions:
1. Phase I shall be commenced within two years from date of approval of precise plan.
2. Preliminary plans shall be resubmitted for Phases II and III at such time as the
applicant is prepared to initiate the respective phases.
3. Street trees shall be planted along all street frontages subject to approval of the
Parks and Recreation Department.
4. The plan shall be modified to eliminate the parcel 81 ft. by 150 ft. at the northwest
corner of the property. The site plan shall be redesigned to provide for the shift
of the driveway and the proposed structures in Phase 181 ft. to the south with
said redesign to be approved by the Department of Planning and Building.
5. One fire hydrant shall be installed adjacent to the hospital and medical offices
entrance, Johnson Ave . , 300 ft. north of Ella Street.
6. One fire hydrant shall be installed adjacent to the hospital entrance, Ella Street,
330 ft. west of Johnson Ave.
7. Installation of two private fire hydrants at rear of hospital, clinic, and medical
offices complex, these to be installed as part of Phase I construction, and to
include the 8 inch water main for supply of these hydrants as well as installation
of an 8 inch Hersey Fivi compound water meter on the Johnson Avenue frontage.

8. At such time as Phase III is approved, extension of an adequate private water
main as shown on the site plan presented, along with installation of the additional
private fire hydrants shown. (Requirements 5, 6, 7 & 8 are based on the premise
that the water supply for automatic sprinkler system will be separate from the
private system proposed) .
9. The parking and access shall be subject to the approval of the City Engineer and
public street improvements shall be required only on the adjacent street frontages
as each phase develops.
10. Development shall be in accordance with all conditions established by the Planning
Commission and with all applicable codes and ordinances.
11_ A precise plan for Phase I shall be submitted within six months and at such time
all property within the development shall be under the ownership of the applicant.
12. The driveways on Johnson Ave. shall be for ingress only.
SECTION 2. This Ordinance, together with the ayes and noes, shall be published
once in full, at least three days prior to its final passage, in the Telegram - Tribune, a
newspaper published and circulated in said City, and the same shall go into effect at
the expiration of thirty days after its said final passage.
INTRODUCED AND PASSED TO PRINT by the Council of the City of San Luis Obispo
at a Regular Meeting held thereof on the 5th day of January, 1970, on motion of
Councilman Springy, seconded by Councilman Graham, and on the following roll call vote:
