AN ORDINANCE AMENDING THE OV FICIAL ZONE MAP
OF THE CITY OF SAN LUIS OBISPO.
BE IT ORDAINED by the Council of the City of San Luis Obispo as follows:
SECTION 1. That the following described portion of the City of San Luis Obispo
as shown on the Official Zone kiiap of the City of San Luis Obispo be reclassified as
follows. Said property is also shown on the map attached hereto marked Exhibit "A"
and incorporated herein by reference.
From District P. -O (residential office) to District PD R-C (planned development-
residential commercial) real property described as:
That portion of the northeast quarter of the northeast quarter of Section
27, Township 30 South, Range 12 East, kylount Diablo Meridian, in the
County of San Luis Obispo, State of California, according to the Official
Plat thereof, described as follows:
Beginning at the northeast corner of said Section 27; thence along the
easterly line of said section, south 818 feet to the easterly line of Santa
Rosa Street, as described in the Deed to the Town of San Luis Obispo,
recorded January 26, 1874 in Book E, Page 384 of Deeds, in the Office
of the County Recorder'of said County; thence along said easterly line,
North 120 35' West 838.12 feet to the northerly line of said Section 27;
thence along said northerly line, East 182.6 feet to the point of beginning.
Except therefrom that portion of said land described in the deed to County
of San Luis Obispo, recorded January 20, 1914 in Boo:; '100, Page 157 of
Deeds, in the Office of County Recorder of said County.
Also except therefrom that portion of said land included within the lines of
the land described in the "T ransfer of Control and Possession of Land for
Highway Purposes, " recorded July 10, 1942 in Boot; 324, Page 187 of
Official Records, in the Office of the County Recorder of said County.
Also known as 1001 Foothill Boulevard.
Approval is subject to the following conditions:
1. A precise plan shall be submitted within 6 months from date of approval of
the preliminary plan.' The precisd plan shall be developed in accordance
with Use Permit Appl. No. U 0240.
2. One fire hydrant shall be installed at the corner of Foothill and Santa 1 osa
on the Foothill fronta *ge and one fire hydrant shall be installed on the east
side of Santa Rosa St. 400 ft, south of Foothill Boulevard.
3. All improvement requirements established by the Division of Highways on
Santa Rosa Street frontage shall be met.
4. The area of street right -of way between the back of the sidewalk and the
property line shall be fully landscaped and maintained. A detailed landscape
plan showing plant materials and method of irrigation shall be submitted to
the Dept. of Planning and Building for approval prior to issuance of the
building permit.
5: All walls shall be of slumpstone and shall not exceed height limits in the setback.
6. Three street trees shall'be planted along Santa Rosa St. and two street trees
along Foothill Boulevard. Street trees shall be carrotwood in 24" box and
minimum 2" caliper.
7: A minimum 8 parking spaces shall be provided for the'service station.
8: Outdoor storage and display to be limited to 100 sq. ft. in area.
9. Lighting fixtures to be arranged s6 as not to shine directly into an adjoining
residential area or a public street.
10: Bells or other sound signals to be switched off after 10:00 P. N1.
11. Sales at the service station shall be limited to automotive products,
12. The landscaped area shown in Phase I shall be maintained in conjunction with the
service station. The operation of the service station shall be subject to
maintenance of said landscaping.
13. At such time as the proposed service station is opened, the mobil station at the
corner of Foothill Blvd. and Chorro Street shall be closed and the said service
station shall be removed from the site upon expiration of the lease.
14. Signs shall be submitted to the City Council for approval.

SECTION 2. This Ordinance, together with the ayes and noes, shall be published
once in full, at least three days prior to its final passage, in the Telegram Tribune, a
newspaper published and circulated in said City, and the same shall go into effect at the
expiration of thirty days after its said final passage.
INTRODUCED AND PASSED TO PRINT by the Council of the City of San Luis Obispo
at a Regular Meeting held thereof on the 7th day of December, 1970 on motion of
Councilman Blake, seconded by Councilman Spring and on the following roll call vote:
AYES: Councilmen Blake, Graham, Miller and Spring
