HomeMy WebLinkAbout0527ORDINANCE NO. 527 (1971 Series) AN ORDINANCE AMENDING TIDE OFFICIAL ZONE MAP OF THE CITY OF SAN LUIS OBISPO. BE IT ORDAINED by the Council of the City of San Luis Obispo as follows: SECTION 1. That the following described portion of the City of San Luis Obispo as shown on the Official Zone il-iap of the City of San Luis Obispo be reclassified as follows. Said property is also shown on the map attached hereto marked Exhibit "A " and incorporated herein by reference. From District R -1 (residential low density) to District PD R -H (planned development residential high density) real property described as: That portion of Blocl: 3 of the Phillip's Addition to the City of San Luis Obispo, State of California, according to the map thereof recorded in Book: 7 of Licensed Surveys at Page 95, records of San Luis Obispo County, described as follows: Beginning at the southeasterly corner of the parcel of land described in.Book: 1467 of Official. Records at page 28; thence along the easterly line of said parcel and the northerly prolongation thereof 170.00 feet to a point; thence east to the westerly line of said Block 3; thence continuing east 30.00 feet to a point; thence south 72° 25' 44" east 125.87 feet to a point; thence 520 45' 55" east 94.20 ft. to a'point; thence south 53° 16' 35" east 129.32 feet to a point; thence south 42.00 feet to a point on the centerline of Chaplin Street (abandoned) thence south 42.00 feet to the intersection of Chaplin and Stafford Streets; thence west 114.52 feet to the easterly line of Stafford Street; thence along the northerly line of Stafford Street along a curved line concave southerly and westerly havin-4 a radius of 35.00 feet through a central angle of 135° 35' 05" a distance of 82.32 feet to a point; thence west 161.10 feet to a point; thence north 10.00 feet to the 'southwesterly corner of said Block 3; thence west to the point of beginning. General location: 1400 Stafford Street. Approval is subject to the following conditions: 1. Access shall be required to Fredericks Street. Design to be approved by the City Engineer. 2. Developer shall produce clear title to the abandoned portion of Motley St. 3: Developer shall install V water main extended down Stafford Street. 4. Developer shall install a City standard hydrant with street valve on the South side of the street at approximately Station 5-1-00. 5. All hydrants' shall be installed and fully operable before start of combustible construction. 6: Meet all conditions of ?. inor Sub. No. 310. 7. Development shall be in accordance with the submitted site plan, subject to its revision to comply with all conditions established by the Commission. S. Street trees shall be planted along Stafford Street in accordance with the Street Tree Ordinance. 9. A detailed landscape plan showing plant materials and method of irrigation shall be submitted to the Dept, of Planning & Building for review and approval. 10. A precise plan shall be submitted within six months from the date of approval of the preliminary plan. 11. Construction shall commence within two years of date of approval of precise plan. 12. Occupancy shall not exceed 56 adults, 13. A drainage plan shall be submitted to the City Engineer for approval. SECTION 2. This Ordinance, together with the ayes and noes, shall be published once in full, at least three days prior to its final passage, in the Telegram - Tribune, a newspaper published and circulated in said City, and the same shall go into effect at the expiration of thirty days after its said final passage.
