Q AN ORDMANCE AMENDING THE OFFICIAL ZONE
NAP OF THE CITY OF SAN LUIS OBISPO.
BE IT ORDAINED by the Council of the City of San Luis Obispo as follows:
SECTION 1. That the following described portion of the City of San Luis Obispo
as shown on the Official Zone Map of the City of San Luis Obispo be reclassified as follows.
Said property is also shown on the map attached hereto marked Exhibit "A" and
incorporated herein by reference.
From District R -I (low density residential) to District PD R -1 (planned development-
low density residential) real property described as:
Lots 3 through 12 inclusive, Block 17, Lots 1 through 14 inclusive,
Block 19; Lots I through 20 inclusive, Block 20; 'Lots I through 12
inclusive, Block 21; Lots 1 through 10 .inclusive,. Block 22; Lots 1
through 43 .inclusive, Block "23; and Lots 1 and 2 of Block'24_all of
Buena Vista Addition Tract, in the City of San Luis. Obispo, County
of San Luis Obispo, State of California, as shown in Book'A, page 47
of Naps, records of San Luis Obispo, County, California.
Also known as Terrace Hill,
Approval is subject to the following conditions:
1. A precise plan shall be submitted within 6 months to the Planning Commission and
City Council- and construction shall begin within one year from date of approval
of precise plan.
2. A detailed landscape plan showing plant materials and method of irrigation shall
be submitted with the precise plan.
3. Substantiating soils and geological information shall be supplied for approval of
the City Engineer.
4. A two--way paved access shall be constructed from Ella to Henry and ilffliarns
Streets.
S. Bishop Street shall be improved wirh curb, gutter, and sidewalk subject to the
approval, of the City Engineer.
6. All building shall clear all easements.
7. Method of sewering entire property shall be shown.
8. Structure of private streets shall be subject to the approval of the City Engineer.
9. All access and parking shall meet City standards,
10. Water distribution components, including main sizes, hydrants locations, minimuin
hydrant flows, valves and meters shall be subject to the approval of the Fire Dept,

fee payment based upon the fair market value of the land,
12. Bishop Street shall be extended to City standards east the vsrater tank to serve the
most westerly cul-de-sac.
13. The entire wa.rar _y ocem, which will be incorporated in the City's system, shall
be deGignCd'and installed in conformance with the criteria set by the "later
Department. This criteria will include provisions for an adequate and reliable
fire protection system as approved by the Insurance Services Office. Financial
arrangements shall be developed to providd for the perpetual cost burden imposed
on the City by pumping above elevation 460.

SECTION 2. This Ordinance, together with the ayes and noes, shall be published
once in full, at least three days prior to its final passage, in the Telegram Tribune, a
newspaper published and circulated in said City, and the same shall go into effect at the
expiration of thirty days after its said final passage.
INTRODUCED AND PASSED TO PRINT by the Council of the City of San Luis
Obispo at a Regular Meeting held thereof on the 7tli day of August, 1972 on motion of
Councilman Blake, seconded by Councilman Brov n, and on the following roll call vote:
AYES: Councilmen Blake, Brown, Graham, and Mayor Schwartz
NOES: None
ABSENT: Councilman Gurnee
