Subject: Support for Downtown Bowling Alley
Council,
I would like to express my support for the Downtown Bowling alley concept on the corner of
Marsh and Chorro Streets. As a commercial real estate broker who specializes in leasing in San
Luis Obispo, specifically retail, I can tell you that the retail landscape has changed dramatically.
This is mainly due to online shopping, and websites like Amazon and Google Shopping. In
addition, I attend 2 -3 International Council of Shopping Center events per year (ICSC is the
largest retail real estate organization in the U.S.) and basically what I am seeing on a daily basis,
trying to lease buildings in SLO, as well as learning from ICSC events, is that there is a total lack
of retail oriented businesses in today's market place. You are going to see our Downtown turn
into more service oriented and leisure /food /beverage type businesses, as brick and mortar
retailers are finding it harder than ever to compete. I've had numerous Downtown retail
businesses actually leave the Downtown to go into more warehouse oriented spaces, as they need
area for internet sales and distribution, and no longer count on customers buying items (as they
go home and buy online) and can no longer afford the higher Downtown rents. I would highly
advise you support the Bowling Alley concept the Copeland's have put forth, as it will continue
to keep our Downtown vibrant.
