To: San Obispo City Planning Commissioners From:: Kenneth Schwartz, 201 Buena Vista, SLO Re: Buena Vista / Loomis R -1 project Dear Commissioners: I continue to urge you to reject this project as proposed based on the arguments I have previously presented to you. The project as presented by the applicant should be redesigned to comply with all aspects of the City's regulations without exception. The Applicant's site is very unusual in that it has two street frontages. The applicant's choice to develop the Buena Vista frontage will generate serious traffic conflicts on Buena Vista at a point residents refer to as "dead man's curve" - to add additional traffic conflicts at this point is simply intolerable. The applicant seeks to construct a residence that is simply out of scale for this location; he should be encouraged to either reduce the.size of his project so as to meet all City requirements without exception, or look to the other frontage of his lot as a better point for development. Loomis Street certainly does not have the traffic conflicts as does Buena Vista. It is my hope that commission members will personally review both site frontages, delve into the history of this 1920's subdivision, observe the character of existing development as well as sidewalk installations, deny the proposal before you and encourage the developer to either reduce the scale of his proposed development to comply with existing City regulations without exceptions OR consider developing his project using the Loomis Street frontage. to meet his development program. I also urge you in the future to stop the procedure wherein City planning staff act as the developer's agent; this is an affront to existing residents. Developers should be capable of mounting their own arguments for their developments and/or arguments for exceptions to the strict application of ordinance requirements Thank you for putting the interests of existing City residents first...
