SUBJECT: Recent Public Input on the South Broad Street Area Plan
The Community Development Department will be reintroducing the South Broad Street Area
Plan to the City Council at the next scheduled Bearing on March 5th. A public meeting was held
in advance of the hearing on February 28th at the Universalist Fellowship on Lawton Avenue.
Over 25 people attended the meeting and provided comments about the proposed plan. The
following is a summary of comments provided by several business owners, residents and
property owners in the planning area.
1. The Area Plan will cause our property values to decrease.
2. The Area Plan is still up in the air which creates uncertainty for potential investors.
3. The Area Plan will introduce incompatible land uses (i.e. housing in a manufacturing
zone).
4. My priority is my business not my real estate investment.
5. The Manufacturing zone is the highest possible zoning designation because there is less
of it available.
6. Our buildings are meant for heavy manufacturing.
7. We need to protect the people there now but recognize change will happen.
8. The six -month nonconforming window is problematic.
9. McMillan Avenue is an industrial area that is working fine. Just focus on Broad Street.
10. The Area Plan could increase the value of my property.
11. Our area of Victoria Avenue has changed and could make a great extension of
Downtown.
12. How about a mandatory disclaimer on real estate transactions that there is manufacturing
in the area?
13. Let's consider a zoning overlay and/or hybrid zoning.
14. I am a resident on Broad Street and support the corridor enhancements.
Staff addressed many of these concerns in the staff report. Additional comments will be
addressed during the staff presentation, which will include possible modifications to the Area
Plan.
Also, Council Member Ashbaugh asked that public input from the Future Fair held on December
