Due to a professional commitment, I am not able to attend this evening's meeting in person. My concerns involve the view shed, the bulk, scale and height of the proposed project and the consistency with neighborhood character. This site is in the Commercial Retail (CR) zone. It is my understanding that the height in that zone is 45 -feet. It is my request that the 45 -foot height requirement be maintained. The proposed height of 75 -feet is simply too massive and will drastically alter the character of that portion of town. Although parking concerns have been raised by other constituents, I have not seen the possibility of underground parking addressed. This would provide for established parking, including some spaces for handicapped parking, for shopkeepers in the retail establishment and /or residents if housing is included in the development. If the underground parking concept is embraced, a geological study will need to executed. It is my understanding that a mat foundation would need to be used to protect the structural integrity of the buildings and roads nearby. Again, that is only if the geological conditions dictate that underground parking is even feasible. Also, the views of the mountains and foliage from this area need to be preserved. By maintaining this proposed structure at 45 -feet, the views, light and airflow will delight residents and tourists alike. Development of this corner should reflect the charm of our City. Although I respect the developers involved in this project, this initial draft of the project is simply too large. The height, bulk and scale need to be minimized. Thank you for your consideration.
