Currently, the local mix of long term owner residents, such as ourselves, rental homes with families and student residents of additional rental or parent owned homes, along with the Valencia student apartments at the corner of Palomar and Ramona .....all works reasonably well and is under control. Parking restrictions on Palomar and city noise enforcement rulings are instrumental in keeping unpleasant issues from becoming a problem in the neighborhood. We feel that a major development of 41 units, whether townhouses for sale or apartments for rent, would overwhelm the local neighborhood. It is too much high density R -4 occupancy up close to the existing R -1 single family home occupancy existing on Palomar and Luneta Streets. It would negatively impact the neighborhood with high density issues, much additional traffic, on street parking, student party noise, etc., etc. We had not thought about it, but the idea of the subject property being developed as a park with the existing farm house being utilized for some worthy purpose, is most appealing. A park would provide a very necessary buffer between the different occupancy types of the neighborhood, as well as needed green space, which is lacking in this section of the city. This could be a pocket park, as such, with playground equipment for young children and some pathways, benches, tables for us older "children" to enjoy. We wanted to share these thoughts and concerns on this potential development on our street and hope that consideration will be given to the idea of a park or other lower density options.
