Members of the ARC,
I am unable to attend the Monday, March 7 meeting of the ARC due to increased family care -
giving responsibilities. My inability to attend does not diminish my opposition to the 40 Buena
Vista proposal.
• The developer has a right to develop this very challenging lot
• I respect the developer's desire and need for a multigenerational home
However, these two needs/ wants are not compatible. This extremely steep lot on a narrow fire
lane, with no off street parking is not appropriate for a 2100 sq. ft. five bedroom, four bath, two
kitchen, two laundry room home, with roof deck to provide required outdoor living.
This lot with its many challenges, along with city building code, the General Plan, and the
Design Guidelines for hillside development should shape the design of the building. Rather, it
appears that the developer is attempting to ignore the lot difficulties and force acceptance of a
much too large home through the use of exceptions and exemptions.
I welcome a nicely designed small home, following city guidelines, that has been designed
within the constraints of this lot, its inherent challenges and the fact that it is visible from
southbound 101. The developer should not be granted exceptions and exemptions in order to
overbuild this very difficult and sensitive site.
