This is a project that begs for a resolutiom.
After 6 months, 5 city hearings, denials, appeals and
contivations, many days and hours of both the the Citys
and the neighbords time, we really do now know the
dimensions of the solution.
Teason for Denial:
- On the basis of too large a footprint and impact as per
"Hillside Development Guidelines.
- For the design reasons outlined in the "Alternative
Resolution" given to the City Council on Jan. 19th
or
-Suggest that it be built it on the Loomis Street location.
- The best use for this beautiful and rare site, would be to
preserve it as open space in order to connect it to the
existing open space around it. Hopefully, the adjacent lot
could also be acquired.
Approval:
If the owner insists on his right to build on this non-
coforming lot, there should be restrictions on both its size,
visibiaty and its impact on the neighborhood. Two design
changes are critical:
1- The removal of the Secondary Dwelling Unit will
reduce its size and impact on both the neighborhood and
the surrounding countryside.
It will also reduce the amount of traffic on that dangeous
no -parking street and lessen the impact of such a large
building on the view shed.
2 -The owner should not be allowed to use the roof of the
building as a recreation area. Its elimination as a party
deck will prevent serious noise and light pollution.
The elevator shaft, fence and deck furniture increase the
visibiliity and the impact of the structure.
3 - If allowed to build on this site it should designed as a
conventional "family home" smaller in size and below
street level.
We have already presented to you, in writing, the flaws of
the design itself as we see them.

NO HEIGHT EXCEPTION
will be at 40 Buena Vista Saturday March -4W at 10-11 am (I am flexible call
me) to show what the effect of a height exception vs. no height exception could be
using story poles. Both of the City Counsels findings were incorrect as denying the
exception raises the house making it more prominent. Additionally over 60% of the
homes in our neighborhood were granted exceptions so it would have been more
consistent with the neighborhood to grant the exceptions.
