Dear Planning Staff,
We have lived on Evans Road off Buckley Road just outside the southern San Luis Obispo city limits since 1975. Over the years, the traffic
has increased substantially and the intersection of South Higuera and Vatchel Lane has become majorly congested. The Los Osos Valley
Road overpass carries a significant traffic load of those commuting to the coast, the lower west side of town, the north and south freeway
on/off ramps as well as outlying areas. The impact of the proposed 720 Avila home project at the already seriously overcrowded section of
South Higuera and the all the connecting streets is unimaginable.
If the owners of the property would like to convert the historical farm ground to housing, it would make more sense to develop it into large
single family home parcels staying consistent with the property in close proximity and along Buckley Road. Over the years, substantial funds
have been used to purchase the right to develop on large parcels of land on the south side of Buckley Road to create a forever greenbelt for
the south side of the city. The impact of a sea of 720 homes of the proposed Avila home project across the road would negate the efforts to
establish a greenbelt with the presence of a wad of dense housing.
Of course there are many other concerns of how this proposed project will impact this location, but I will leave that to others to raise.
