The 41 units planned for the 71 Palomar project is too dense by a factor of 2 to 3. Our end of town is carrying
more than its part for student housing, it is only fair to give us a break. If it is built with 41 units, it will cause
some to leave,

I am once again forwarding the email (below) sent Wednesday from Rachel Cohen regarding the 41 unit apartment
development at 71 Palomar (also known as the Sandford House & Delta Tau Fraternity House). I am sending it again
with the hope that if you are concerned at all with the impact of this project on our neighborhood that you do one or all of
the following ASAP:
• Send an email with "71 Palomar copies to City Council, PC, ARC & CHC" on the subject line expressing
your comments or concerns to: adyisorybo ies0slocity.UPg
• Attend the next City Council meeting this coming Tuesday, March 15, 2016, at SLO City Hall, 990 Palm St.
in Council Chambers and address the Council during the Public Comment time at the start of the meeting
at 6p.m. You will have up to 3 minutes to speak off the cuff, or read your email, or a letter.
If you attend you may show your support of the speakers by raising your hand and waving it in the air. The more
residents that attend the more they'll take notice.
Unfortunately, this is our only opportunity to address the City Council prior to the March 28th CHC
meeting. With the traffic problems, our narrow streets, the opening of Luneta to through traffic, the
dangerous mix of cars and bikes, and additional traffic that will be added due to the development, etc.
the safety concerns need to be addressed. Since it's a huge traffic/circulation issue the City
Council needs to send it through the Planning Commission and Council for a higher level of scrutiny
following the CHC and ARC meetings. Of course, these are not the only issues regarding the
development and its impact on our R-1 neighborhood.

Good Morning -
Several of you have asked me for updates on the project at 71 Palomar. The project has been tentatively
scheduled to go to the Cultural Heritage Committee on March 28`h. The CHC will be only reviewing the project
in regards to the Master List Sandford house and the impacts the new development has on the historic
significance. The CHC will make a recommendation to the ARC who will make a final decision on the
project. Notices for the hearing will be mailed out at least 10 days before the hearing.
In regards to a couple of questions that were brought up at the February 4, 2016 meeting, I have provided
some information below. Please feel free to forward this e-mail onto others as you are the only e-mails I have
at this time.
Two way traffic on Luneta Dr.
Per City code and the Circulation Element, Luneta Drive is required to be expanded to two-way traffic. As
such, the applicant has submitted a plan that includes this City requirement.
Parkin
Currently the project provides more parking than is required for the project. One of the conditions of approval
for the project will prohibit charging for on-site parking separate from housing.
Trees on the site
The City Arborist is in the process of reviewing the trees at the site and I will continue to keep you posted on
any further information I receive.
