Subject: 71 Palomar copies to City Council. PC, ARC & CHC
To Whom it May Concern,
I am most concerned about this project that is currently before the CHC and to be discussed in a meeting next Monday
evening.
1. The committee hearing notice was received yesterday in the US mail service to my home on Palomar Avenue; only 7
days notice! I would have expected more notice and know of several neighbors who will not be able to attend the meeting
due to insufficient notice. A minimum of two weeks notice should be incorporated into your planning. These are important
issues effecting the neighborhood and as many people as possible need to have their input to the review process.
2. It is honorable to restore and utilize the historic "Sandford House" on the subject property. It should not involve
relocation of the house on this lot with its resulting elimination of the large palm tree and Norfolk pine trees that are home
to numerous birds, hawks, owls, etc. If a housing project is necessary, and I am not sure that it is, greatly reduced density
from the proposed 41 units housing units should be considered.
3. A project of this high density will generate more students, more noise issues from parties, more parking issues, more
traffic in the neighborhood. Along with this development project, I understand that two way traffic is being considered on
Luneta Drive. This would be disastrous to the neighborhood as well as other nearby neighborhoods when the increased
traffic dumps onto Broad Street, the site of a proposed bicycle safety corridor into downtown SLO.
Because the subject project involves many unresolved issues, it needs to be fully vetted for heritage house and trees,
environmental and birdlife issues, housing density, traffic impacts, bicycle safety corridor project interface. CHC may be
the beginning with ARC to follow, but tree committee, transportation and bicycle committees, environmental reviews are
all an important part of the process enroute to serious review and consideration by the planning commission and the city
council. I look forward to being a part of this complete discussion.
Your thoughtful considerations on these matters is appreciated.
Sincerely,
Dan & Tess Matthews
