Where do I begin? Prior to receiving a flyer today at my door step, I had already started this conversation with
the city planning department after reading the article in the Tribune. I, like everyone else in this area, was
surprised, and NOT at all delighted by the news.
Traffic- I have already been told by the Planning department that they relied, as they do, on some reports and
statistics regarding traffic flow and have determined that although this venue will flood hundreds or thousands
of cars onto an already heavily traveled 227, that we have nothing to fear but fear itself. According to those
reports, 227 can absorb this flow of traffic without any issues of more congestion or accidents. To that I asked...
how is that possible? Get thee new reports. As I have stated previously to a number of you, the traffic flow on
227, specifically, exactly at the Aero Vista intersection is already dangerous. Why? one might ask... well, it
would appear that the developing south county residents use it to travel to and from work during those peak
hours, the criss crossing patterns of the turning lanes has caused near head on collisions daily, the cars traveling
60 mph plus when the traffic subsides travels at that speed until needing to suddenly and abruptly change gears
right around that point before they hit the traffic signal at tank farm, the addition of Mind Body and a bevy of
other tech industrial buildings lining 227, and on and on.
I was told that because the concerts will be held post peak hours... the regulations allow for basically any and all
development without consideration to traffic or safety. How clever those developers are at reading and
manipulating those regulations... the concerts might start post peak hours. but the audience might just desire to
arrive early.. during peak hours... so how do we adjust and manipulate for that?
We need a traffic light there and whether or not we wait until the first serious or deadly accident... I guess that s
up to you. I did present a historical perspective for the Planners on my unanticipated journey with the city
regarding the Los Ranchos and 227 traffic light. if you need a refresher on that one, let me know.
Noise- are you all just kidding yourselves? allowing a music venue in the midst of a neighborhood of children
and seniors? What time do you think we all go to sleep? or at least want to hear ourselves in conversation? It
simply is too close to neighborhoods... what was everyone thinking? and please do not quote another reg that
allows these within.. whatever it states ... from humans. this kind of venue, with this kind of noise and traffic,
will be devastating to this area. How can you have approved this? Especially since it appears to be just another
commercial building there, housing more medical offices. Same structure design so far... who would ever have
believed it to be anything else?
And yes, we definitely need more alcohol tasting venues here. The ignorance and hypocrisy is
remarkable. More intoxicated drivers on a street without mercy, but we cant allow a single marijuana plant to
grow as the vapors are offensive to one neighbor. The noise and traffic from this venue will be offensive, a
nuisance, and will reduce property values because of it.
I love music. I love music venues. but they need to be ( and i am not going to say not in my neighborhood), but
further away from the neighborhoods.. in a field somewhere. Not poorly disguised as a commercial entity. I am
not anti development. We need to develop to prosper. I cannot abide one more example of poor, inadequate, ill
planned development here.
I believe my neighbors will address these issues as well from their perspectives.
