This 3.47 acres and includes: • A 6,496 -square -foot brewing facility • A 956 -square -foot beer tasting and restaurant area • A 1,273 -square -foot kitchen • A 600 -square -foot outdoor seating area • 18,491 square feet of space available to lease • 1,801 square feet of office space and a mezzanine area SLO Brewing Co. plans to have about 600 square feet of outdoor space and 3,047 square feet of indoor event space to be available for live entertainment, accommodating 600-700 people. My family and I live on Larkspur Street, the neighborhood nearby this potentially dangerous and disruptive plan for large concerts and entertainment at SLO Brew's "The Rock". The brew facility is not the main concern for our neighborhood, it's the traffic, noise, and the added 600-700 people traveling around our neighborhood before and after a concert event - - with potential for intoxicated drivers and disruptive behavior, etc... There is also the 18,491 sq. ft that is still open for lease that may add more people in an already traffic congested and noisy area. NOISE: I don't understand how the noise survey was conducted for The Rock, but we already hear daily/nightly noise from the airport, and we can hear the events at Tap It Brewery and Mind Body. Personally, the traveling sound of music is not the big problem. It will be the noise caused by the added traffic and problems that occur within that traffic. This is truly a mistake to add even more noise pollution to this area and nearby neighborhoods. TRAFFIC: The congested traffic is already growing on Broad Street between Tank Farm and around the airport. Especially between 430pm to 630pm, it's a full line of slow-moving traffic. Also, for the most part of the day and into evening, making a left turn (toward the airport) off of Fuller Street onto Broad (or even off of Broad onto Fuller) is dangerous due to congested and fast moving traffic. There are aggressive drivers, cars cutting into lanes, crossing double yellow lines, drivers on the edge of collision due to turning lanes that are close together, parents traveling to Los Ranchos for school or sport events, the gymnastic center, travelers to and from the airport, sirens, and all the other commercial facilities in this area are busy with traffic and parking. PARKING and BEHAVIOR: There is also concern for parking spaces. We see cars parked daily on Fuller street and at French Park that do not live in our neighborhood. Plus, the added concern of people cutting through our neighborhood and using French Park for concert parking and pre-concert/post-concert "lounging". Our neighborhood is full of young drivers, and children that are playing in the street and in French Park. With the new concert venue, said to bring in their largest most intense bands....this will be a huge mistake if permitted. A problem that will only escalate as more people come to the area.
