Although I planned to attend and comment as appropriate, I've been called out of town, so will write my comments here. I have been a resident in the Stoneridge neighborhood for seven years. A sentence in Section 3.2, Community Design Guidelines, on Page 6, Relation to Surroundings, jumps out: "Each new residential project should be designed to integrate with the surrounding neighborhood to ensure that it maintains the established character..." (CDG § 5.2 (A)). See also page 10, Variety: "Subdivisions should provide variety in the architectural detailing, size, and massing of houses on each block. (CDG 5.5 (A.1))." These look-alike houses do not fit in with the Mediterranean one -of -a -kind architecture of the Stoneridge neighborhood. The staff recommendation in Directional Item 11 would help to make the buildings more compatible with other Stoneridge dwellings: "Provide variety in detailing, and in the form and massing of each dwelling, to lend them some individuality, as encouraged by Community Design Guidelines § 5.5 (A.1). Consider altering the placement of each dwelling on its lot and varying their alignment along the block, including vehicle and pedestrian access points." I agree with with this Staff comment and recommendation on page 7: "Building height should be reduced so that the buildings are compatible in scale with those in the immediate neighborhood. Staff recommends that the third level of each dwelling, with the Bonus Room / Attic Loft, be eliminated to reduce overall building height." I am quite concerned about the proposed Driveway and Parking, which are reviewed on page 8. Alas, the necessity of turning left across Stoneridge Drive to reach the driveway is not mentioned. A car turning onto Stoneridge from busy Broad Street, and then immediately turning left across Stoneridge to get to the new driveway—or even worse, to one of four new driveways, as suggested by staff—would create a dangerous situation. Cars come barreling down Stoneridge from Rockview, Blue Rock, Mason Way, and Stoneridge Drive to get to Broad Street. Putting the driveway(s) on the Perkins Lane side of the property would be far safer, and aesthetically better. After turning onto Perkins from Broad Street, a vehicle could easily turn right from Perkins into one or more driveways. Thank you for listening.
